What does your management service include?
Depending on the agreed service, this can include marketing, tenant enquiries and referencing, rent collection, tenant communication, inspections, maintenance coordination and reporting.
What is the difference between Management Only and Guaranteed Rent?
Management Only follows the rent collected less agreed fees and property costs. Guaranteed Rent uses an agreed contractual payment for suitable properties and is subject to appraisal and contract.
Can you manage my property and carry out building work?
Yes. We offer property management alongside extensions, loft and HMO conversions, kitchen and bathroom installations, and refurbishment. We agree the scope, costs and responsibilities for your project before work begins.
What are your fees?
Fees depend on the service and property. We confirm the applicable management, tenant-find and other agreed charges in writing before instruction.
Do I need an HMO licence?
Licensing depends on the property, occupancy and local authority rules. Our HMO guidance explains the main considerations and we review the property-specific position separately.
